Terms and Conditions

The contract for a short-term holiday rental shall be made between the Client and the Owner of Withy Mills Farm, the contract will be entered into when The Owner issues the confirmation and will be subject to all the following booking conditions.

The Client has access to the cottage any time after 4pm on the day of arrival. The Owner asks that all cottages be vacated by 10am on the day of departure. This is essential to allow adequate time to clean and make good before the next arrivals. It may be possible to leave baggage with the Owner during the day of arrival or departure, please ask when booking.

Whilst the Owner accepts there may be the odd accidental breakage, the Owner expects the Client to leave the property in a reasonable condition and a charge will be made if unwarranted damage has been caused by guests. The owner would also appreciate being told of any damage to the property as soon as it occurs so that she can effect repairs before the arrival of the next guests.

The property should be left in a similar state to that in which you found it.  The Owner would be most appreciative if bed linen could be stripped from the beds and left with used towels inside the linen bag provided.

The prices are based on four people sharing Whippletree Cottage or two people sharing either The Engine House, Wharfingers Cottage or Barleycorn.  There is an additional charge for extra guests making use of any settee beds or fold up beds

One third of the cost of the Client’s holiday is payable on booking, the remainder becomes due 6 weeks prior to their arrival or on booking if the arrival date is less than 6 weeks away. Once the Owner has received the deposit and booking confirmation the Client is committed to making full payment for the holiday and the Owner suggests the Client consider holiday insurance in case circumstances prevent them from taking their holiday.

If the Client cancels the holiday for any reason, the full payment will still be due. If the Owner is able to re-book the dates that have cancelled then the Client will receive a refund of the charges, less an administration fee of £25.  If the Owner only succeeds in re-letting the property for part of the period booked or at a reduced rate she will refund an amount equal to the money received from the new booking, less the rental for the period which is not re-let and/or difference and an administration charge of £25.

If the owner is unable to re-let the property at all, then all the monies paid by the Client shall be forfeit. It is strongly recommended that the Clients take out cancellation insurance.

If the Owner is obliged to close the holiday cottage over the period that has been booked for any reason including a national lockdown or being advised by government to close the accommodation, the full amount received from the guest will be refunded.  If the Guest has to cancel due to a national lockdown or the fact that he or she lives in an area from which government rules forbid travel, then the Guest will receive a full refund.

However if the Guest cancels their booking due to illness relating to Covid 19 or because they have to isolate following being in contact with a person infected with Covid 19 then a refund will only be offered if the Owner is able to rebook the property.  The Owner strongly suggests that the Guest takes out travel insurance to cover these risks just as they might for any other illness or accident preventing them using the booking.

If the property becomes unavailable on the date stated for example due to damage or other problems with the property the Client will be refunded in full. Whilst every effort is made to ensure that all aspects of the property remain as advertised the Owner accepts no liability for items not under our control e.g. power cuts, drought, lack of broadband, or for loss or injury to persons or property whilst on the premises.

Please note the Client is responsible for their own safety and the safety and security of other members of their party and their belongings and vehicles. The Client is asked to ensure all members of their party are aware of the health and safety information given regarding their stay. The Owners shall not be liable to the Client or any member of the Client’s party for any personal injury or loss or damage. However caused or sustained notwithstanding that such personal injury or loss or damage may be caused by the negligence, or omission of the owners.

There is free Wi-Fi for your use.  The service is provided for your enjoyment but you are responsible for safe and appropriate use and complying with all laws.  WiFi reception cannot be guaranteed at all times

No smoking is allowed inside the cottages, nor can we allow the use of candles due to insurance restrictions. This includes tea lights.

The Owner shall grant the occupier, whose booking has been confirmed, the right to occupy the property at Withy Mills Farm for holidays only, for the period specified and that no right to remain in the accommodation exists for the Client or anyone in their party.

Electric vehicles may only be charged with the Owner’s explicit permission at a cost of £20 per charge.
