Terms and Conditions

You have access to your cottage any time after 4pm on the day of arrival. We ask that all cottages be vacated by 10am on the day of departure. This is essential to allow adequate time to clean and make good before the next arrivals. It may be possible to leave baggage with us during the day of arrival or departure, please ask when booking.

Whilst we accept there may be the odd accidental breakage, we expect guests to leave the property in a reasonable condition and a charge will be made if unwarranted damage has been caused by guests. We would also appreciate being told of any damage to the property when it occurs so that we can effect repairs before the arrival of the next guests.

The property should be left in the same condition as you found it, and it would be most appreciated if the beds are stripped before leaving with used bed linen and towels to be left in the bath or shower.

The prices above are based on four people sharing Whippletree Cottage or two people sharing either The Engine House or Wharfingers Cottage. There is an additional charge for extra guests making use of the settee beds or fold up beds.

One third of the cost of your holiday is payable on booking, the remainder becomes due 6 weeks prior to your arrival or on booking if less than 6 weeks away. Once we have received your deposit and booking confirmation you are committed to making full payment for the holiday and we suggest you consider holiday insurance in case circumstances prevent you from taking your holiday.

If you cancel your holiday for any reason, the full payment will still be due. If we are able to re-book the dates you have cancelled then you will receive a refund of the charges, less our administration fee of £25.

If the property becomes unavailable on the date stated for example due to damage or other problems with the property you will be refunded in full. Whilst every effort is made to ensure that all aspects of the property remain as advertised we accept no liability for items not under our control e.g. power cuts, drought, or for loss or injury to persons or property whilst on the premises.

Please note guests are responsible for their own safety and the safety and security of their belongings and vehicles. Guests are asked to ensure all members of their party are aware of the health and safety information given regarding their stay. The Owners shall not be liable to the Occupier or any member of the Occupiers party for any personal injury or loss or damage. However caused or sustained notwithstanding that such personal injury or loss or damage may be caused by the negligence, or omission of the owners.

No smoking is allowed inside the cottages, nor can we allow the use of candles due to insurance restrictions. This includes tea lights.  As this is a working farm and with respect to other neighbouring guests, we are unable to accept dogs in any of the cottages..

The owners shall grant the occupier, whose booking has been confirmed, the right to occupy the property at Withy Mills Farm for holidays only, for the period specified and that no right to remain in the accommodation exists for the Occupier or anyone in their party.
